Where the white fern grows

Among the 50 states and DC between 1990 and 2012, only one has seen the share of its non-Hispanic white population grow. In the other 50, whites have declined as a percentage of the total population.

If the curiously explicit inclusion of DC didn't give it away, well, the one exception is the nation's capital, where whites have increased from 27.8% of the population in 1990 to 35.3% in 2012. In the US as a whole, white dropped from constituting 75.6% of the population in 1990 to 62.8% of the population in 2012.

The seat of federal power--where perennial amnesty proposals and 'prosecutorial discretion' have worked indefatigably to reduce whites to minority status nationwide--becomes steadily more white as the rest of the country becomes less so. Rumor has it Kent Brockman relocated to DC several years ago.

Home prices is white neighborhoods in Houston are way way up. Overall, Texas is affordable, but white neighborhoods are way up. I was looking at a house in a community with a golf course. The house was built in 1974, no real upgrades or remodel, but everyone on the street had an English last name. The price was up 25% in the last 4 years and this in an area that experienced no market downturn around the mortgage crisis about 8 years ago. I bought a house three years ago in a nice neighborhood that is very very white, it has almost tripled in value since then. Mid 1960's houses with like 2200 square ft. and zoned to Bellaire HS are going for over $450k. These houses are not great. They are just okay.

Part of building wealth is predicting which areas are going to diversify.

Who knew?!

Bellaire's quite the diverse high school. That is surprising to hear, even if the neighborhoods are not so diverse. Do residents all send their kids to private schools? In eastern Kansas we have houses in the low $200s in nice, affluent areas that are 20 years old and over 2500 sqft that feed into schools that are significantly less vibrant.

There is a terrible school, Lee HS, which is the next HS zone from Bellaire HS. I just saw a huge apt complex was demolished there. It will not be replaced by another cheap apt complex. That means a ton of low income students will not be living in that zone. I predict that the area around Lee HS will gentrify rapidly as the neighborhoods border whiter neighborhoods. Only the apt.s are vibrant. Well to do whites are not going to live in apt.s when they can live in houses in white/Asian neighborhoods. Whites not zoned to Bellaire get in through the foreign language magnet program by taking German or Russian etc. for four years. There are also two Episcopal high schools in Bellaire. For those zoned to Lee, there is a Jesuit HS, a girls Catholic HS, a Bapist HS and Kincaid secular among others. The key is demolishing the apt.s because when they are gone the schools will be far less vibrant, and whites will move back in.
